Big Rock Partners pursues opportunistic investments throughout the United States, focusing primarily in the Western United States, in order to leverage the firm's long-standing relationships, track record and experience in the region. BRP will also benefit from the strong economic and demographic trends, high barriers to entry and attractive growth prospects of many of the region's cities, such as Los Angeles, San Francisco, Seattle and Honolulu.
By leveraging Big Rock's development, operating, financial, and turnaround expertise, BRP intends to develop or otherwise transform its investments into premier, institutional quality assets. BRP seeks to exploit the risk-return imbalances inherent in this strategy due to 1) the small number of investors who possess the combination of skills needed for assets requiring active, hands-on management, and
2) the smaller relative sizes of the transactions, which are below many institutional investors' target ranges - both of which effectively reduce competition, reduce acquisition costs and help to promote returns at attractive levels.
A fundamental component of Big Rock's strategy is its focus on risk mitigation. The firm concentrates on investments which offer multiple exit alternatives, thereby maximizing strategic flexibility as well as returns. Big Rock also mitigates risk by acquiring assets which generate current income during renovation or repositioning. Where the Fund invests in land entitlement opportunities, it will generally target infill locations in Tier I cities where demand is relatively predictable. Lastly, the principals mitigate risk through their focus on portfolio diversification and balance by product type, geography and timing.
